Order Of The Auction

In order to prevent confusion the order of the auction will be listed by letters rather than numbers. The letters designate the order in which the tracts, lots or parcels will be offered.

The tracts, parcels and lots will be offered in the following order at the auction.

A. Parcel No. 5, 9 acres±, features a water view area with spectacular water views. Parcel 5 is subdivided into 2 sub-parcels, Parcel 5 containing 4.5 acres± and Parcel 5A 4.5± acres offers superior views.

Parcel No.5 features the lower edge of the water view area with spectacular water views. Parcel No.5 has several successful perk areas on it with numerous successfully perked areas in the Common Area adjacent to Parcel NO.5.

B. Tract No. 5, 2.32 acres of Phase I of the Raystown Highlands Subdivision offers an approved septic area easement on Tract No.4, which has been tested and approved for on site sewage system.

C. Parcel No. 6, 8.5 acres±. Parcel No. 6 has been subdivided into 2 parcels, Parcel 6, 4.25 acres± and Parcel 6A, 4.25 acres±. Parcel 6A has no water view, is steep land with good timber and adjoins the road into Tatman Run access.

Parcel No.6 enjoys spectacular water views with sewerage available in the Common Area and suitable drip irrigations sites have been located in the vicinity of the border of Parcel No.6 and the Common Area.

D. Tract No. 9, 1.551 acres of Phase I of the Raystown Highlands Subdivision is a beautiful wooded lot with two approved areas for on site septic with the possibility of two building sites on one lot. Tract No.9 is available for construction immediately upon submission of plans and receipt of a building permit.

E. Parcel No. 7, 8 acres, has been subdivided into 2 lots, Parcel No. 7 with 4 acres±, and Parcel No. 7A with 4 acres±, has incredible water views, beautiful mountain laureL tall timber, and everything a buyer could ask for around Lake Raystown with access to perk sites in the Common Area.

F. Tract No. 10, 1.485 acres, of Phase 1 of the Raystown Highlands Subdivision is a beautiful wooded lot with two approved areas for on site septic with the possibility of two building sites on one lot. Tract No.1 0 is available for construction immediately upon submission of plans and receipt of a building permit.

G. Parcel No. 8, 4 acres±, enjoys spectacular water views, beautiful mountain laurel, tall timber, and everything a buyer could ask for around Lake Raystown. A structure built high enough then Parcel No.8 will enjoy comparable water views the same as are available from the Property Owners Picnic Area from the Government Land just adjacent to the picnic area.

Parcel No.8 has successfully perked sites on it together with access to larger and more successfully perked areas in the adjacent Common Area.

H. Lot #2, 1.06 acres, of Phase II of the Raystown Highlands Subdivision is the only remaining unsold lot in Phase II. There is a primary and an alternate approved septic area. This beautiful wooded lot is in an established neighborhood with beautiful homes offering the purchaser the advantage of beautiful homes surrounding the lot, but offering privacy of the wooded setting.

This lot is available to be built upon immediately upon submission of plans and receipt of a building permit.

I. Parcel No. 9, 4 acres± has a number of successfully perked sites on it. Parcel No.9 may have a water view to the southwest, depending on how high a building is built. If the structure is built high enough then Parcel NO.9 will enjoy comparable water views the same as are available from the Property Owners Picnic Area from the Government Land just adjacent to the picnic area.

Parcel No.9 has successfully perked sites on it together with access to larger and more successfully perked areas in the adjacent Common Area.

J. Tracts No. 12, 1.748 acres, and 13, 1.365 acres, of Phase I of the Raystown Highlands Subdivision have an extensive grading and a steep wall up to over 10 feet high in some places. Extensive grading work will be required to make these lots an attractive building area so they are being offered as a unit. The present owner has investigated the possibility of adding a climbing wall attraction using the steep wall on these lots.

The approved septic area on these lots has been subject to extensive grading and therefore the planned sewage disposal area for these two lots is an area, which was filled over three years ago. The area will have to be retested in another year for use as a sewage disposal area.

K. Parcel No. 10, 8 acres± has a number of successfully perked sites on it. Parcel No. 10 may have a water view to the southwest, depending on how high a building is built. If the structure is built high enough then Parcel No. 10 will enjoy comparable water views the same as are available from the Property Owners Picnic Area from the Government Land just adjacent to the picnic area.

Parcel No.1 0 has successfully perked sites on it together with access to larger and more successfully perked areas in the adjacent CommonArea.

L. Parcel No. 11, 8 acres±, is a wooded lot, which has not yet been perked, but can obtain sewage from the Common Area. There is a level bench, which may offer septic service, which has not yet been tested. That level bench offers a spectacular building site with beautiful mountain views.

M. Parcel No. 12, 9 acres±, is a wooded lot with successfully perked sewage areas on it or available in the Common Area. There is a level bench, which may offer septic service, which has not yet been tested. That level bench offers a spectacular building site with beautiful mountain views.

N. Parcel No. 13, 6 acres±, is a wooded lot with successfully perked sewage areas on it or available in the Common Area.

O. Parcel No. 14, 4.25 acres±, is a wooded lot with successfully perked sewage areas on it.

P. Parcel No. 15, 5 acres±, is a wooded lot, which was successfully perked many, many years ago, but not recently studied.

Q. Parcel No. 16, 6 acres±, is a wooded lot, which was successfully perked many, many years ago, but not recently studied. It is anticipated that additional sewage area will be made available from the Common Area.

R. Parcel No. 17, 5 acres±, is a wooded lot, which the only area that was successfully perked was to the north of the Texas Eastern Pipeline is Parcels No. 15 and 16, which was down a number of years ago. There are no recent studies of this area; however, the soils seem to be similar to the soi Is below the pipeline, which contain literally hundreds of test holes and dozens of the successfully perked sites. Nevertheless, the owner cannot guarantee that the Common Area to the north of the Texas Eastern Pipeline will perk successful, nor that any of those lots will perk successfully.

S. Parcel No. 18, 10 acres±, is a wooded lot, which the only area that was successfully perked was to the north of the Texas Eastern Pipeline is Parcels No. 15 and 16, which was down a number of years ago. There are no recent studies of this area; however, the soils seem to be similar to the soils below the pipeline, which contain literally hundreds of test holes and dozens of the successfully perked sites. Nevertheless, the owner cannot guarantee that the Common Area to the north of the Texas Eastern Pipeline will perk successfully nor that any of those lots will perk successfully.

T. Parcel No. 1, 14 acres±, features a beautiful mountain stream, which traverses over 1,000 feet of Parcel No.1. If and when access is desired from Route 994. which access has been preliminary approved by Penn Dot, but not yet constructed, or from the right of way reserved behind Lots #1, 2, and 3 of Phase II of the Raystown Highlands Subdivision.

There is beautiful pine building area close to the stream. This area has not been tested for septic. but several other areas on Parcel No.1 have approved septic sites. There is a reservation on Parcel No.1 for the drilling of the community well or wells as shown on the draft of Parcel No.1, which does not affect the areas perked.

U. Parcel No. 2, 7 acres±, has been tested numerous times for septic. Results of the septic test are available upon request. Parcel No.2 has a beautiful area of open timber and other areas covered with mountain laurel with numerous building sites for the future if desired.

V. Parcel No. 3, 10 acres±, is mostly tall timber with some mountain laurel down over the steep slopes. Parcel No.3 has beautiful views of the valley, but no water view. Parcel No.3 has been tested numerous times for septic. Results of the test are available upon request.

W. Parcel No. 4, 10 acres±, is on the lower edge of the water view area. Parcel No. 4 has been subdivided into 2 lots, Parcel 4 consisting of 5.5 acres± has no water view and Parcel 4A, 4.5 acres±, has a site or sites with water view.

Parcel No.4 is on the edge of the water view area. The extent of the water view should be determined by the potential buyer. Parcel No.4 is in the vicinity of several perk tests with numerous perk tests successfully conducted on the adjacent Common Area.

X. Parcel No. 19, 10 acres±, the next to the largest parcel, offers spectacular potential water views depending upon the type of construction that is completed. There are no studies of sewage in the area of Parcel No. 19, however; it is anticipated that sewage will be made available to Parcel No. 19 from the Common Area.

The soils seem to be similar to those below the pipeline where literally hundreds oftest holes and dozens of successful perk tests have been conducted. Nevertheless, the owner cannot guarantee that the Common Area north of the Texas Eastern Pipeline will perk successfully nor that this lot will perk successfully.

Y. Parcel No. 20, 7 acres±, is referred to as the Zip Line Parcel. It is available to be rented to the operator of the zip line operation. There is no existing lease agreement so that successful purchaser will be free to negotiate a lease agreement with a zip line operator, conduct a zip line operation itself, or not become involved with the zip line operation and usc the tract as the owner deems appropriate. More information is available upon request relating to the zip line operation. In order to combine all the properties used in the zip line project, the Zip Line Parcel is being offered together with Tracts No. 2, 1.424 acres, No. 6, 1.639 acres, and No. 7, 1.505 acres, of Phase I of the Raystown Highlands Subdivision for a total of 11.5 acres±.
